Short answer: full-service vacation rental management on Lake Norman generally runs somewhere between the high teens and the low thirties as a percentage of rental revenue, and the percentage alone will not tell you what you will actually pay.

What the management fee normally covers
Listing creation and channel management. Writing and maintaining your listings, keeping calendars synchronized across Airbnb, Vrbo, and any direct booking site so you never get a double booking.
Pricing. Setting and adjusting nightly rates, minimum stays, and seasonal rules.
Guest communication and screening. Inquiries, booking questions, check-in instructions, mid-stay problems, and the reviews afterward.
Turnover coordination. Scheduling housekeeping between stays and inspecting the result.
Maintenance coordination. Dispatching and managing vendors when something breaks.
Owner reporting. Statements, payouts, and calendar access — usually through an owner portal.
What usually sits outside the fee
These are the line items that make two identical-sounding quotes diverge by thousands over a year. None of them are unreasonable in themselves; the problem is only ever discovering them in month three.
Cleaning. Almost always charged to the guest as a separate cleaning fee. Worth asking whether that fee is passed through at cost or marked up.
Consumables and linens. Paper goods, soap, coffee, batteries, replacement towels. Some managers include these; others itemize them monthly.
Repairs and vendor work. The work itself is your cost either way. The question is whether the invoice arrives at cost or with a markup on top.
Onboarding and photography. One-time setup, professional photos, smart locks, and listing setup may be included, discounted, or billed.
Occupancy and sales tax. North Carolina state and county occupancy taxes are collected from the guest and remitted — but confirm who files them, because the liability is ultimately yours.
Insurance. A standard homeowners policy generally does not cover short-term rental activity. A dedicated STR policy is a real annual cost and belongs in your model.
How to compare two quotes properly
Ignore the percentages entirely for a moment and build the same simple table for each company. Take one realistic year of gross rental revenue for your home. Subtract the management fee as each company calculates it — confirming whether it applies to gross or to revenue after channel commissions. Subtract everything they bill you separately: supplies, markups, minimums, setup. What remains is net to owner, and that is the only number that matters.
Then ask each company for the actual twelve-month performance of a comparable home in your part of the lake — real occupancy and average daily rate, not a projection. A slightly higher fee attached to meaningfully better occupancy is the better deal, and the arithmetic will show you by how much.
One thing the percentage never captures
Where your bookings come from changes what a stay is worth. A reservation that arrives through an OTA carries a platform service commission; the same stay booked directly does not. A manager who runs a real direct booking channel is shifting part of your volume off the platforms, which is worth something the fee schedule does not show.
When you compare quotes, ask each company what share of their bookings are direct. It is a fair question and the answers vary enormously.
