Short Term Vacation Rentals FAQ:

3rd Party Booking Fees? When it comes to booking on AirBnb, VRBO, or other 3rd party sources, we have no control over the rates they charge to guests or to the hosts. Booking directly with Wishlist is the best way to avoid paying these 3rd party fees.

 

What Is Your Cancellation Policy? Full refund for cancellations up to 30 days before check-in (if you cancel 30 days before your stay, you get a full refund). If booked fewer than 30 days before check-in, a full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, a 50% refund up to 7 days before check-in. No refund after that. For stays longer than 28 nights, there is a full refund if canceled within 48 hours of booking and at least 28 days before check-in. After that, the first 30 days of the stay are non-refundable.

 

What Time Is Check-In And Check-Out? This can vary by the size of the home and location, but the standard check-in time is 3:00 pm and our standard check-out time is 10:00 am. This is to allow cleaners and maintenance to do their due diligence. 

 

Early Check-In Or Late Check-Out? We can definitely try to accommodate for early arrival or late departure with advance notice. A $50 fee is required for this change as it requires additional coordination with cleaners/handymen and may be necessary to have more cleaning staff on-site to complete a thorough clean in time. Unlike a hotel that has dozens of rooms for guests to choose from, your vacation home is 1 unit. Therefore, the time to clean in between can vary based off of the previous guests' use and care of the single unit so we can't guarantee early check-ins. 

 

Additional Fees? If you stay past your designated check-out time without previously getting approval from Wishlist, there is a $50 fee. This is in respect of our housekeeper's time. 

 

Why Do I Have To Sign A Separate Lease Agreement? Since Wishlist is a licensed vacation rental company, we require a lease for each reservation and this is part of the NC Vacation Rental Policy.

 

What Is The Check-In Process? After booking a vacation rental, you'll get a booking confirmation with information. An additional check-in text will be sent to you 24hrs before your stay. That message will include the home entry instructions, directions, and other important notes. 

 

What Is The Check-Out Process? There will be a message sent to you the evening before check-out with a few instructions. Each home is different according to the homeowner's wishes, but the typical instructions include washing your dishes, setting the thermostats, and taking out the trash before leaving the vacation home. We will NEVER ask you to mow the lawn! (we've heard of this happening at other AirBnbs before)

 

What Are The Basic Supplies For Every Home? Again, each home is unique based on the homeowner's input BUT every home will have fresh linens, towels, toilet paper, paper towels, and hand/hair/body/dish soap. Many of our homeowners include coffee, laundry detergent, and additional blankets and pillows. 

 

What Is The Pet Policy? We love all pets but it depends on the property and only dogs are allowed at some of them. We know that there is a huge demand for pet-friendly homes and many of our vacation rentals allow our best friends to travel with us. However, some homeowners stay in their own homes and have severe pet allergies, or some yards get extremely muddy after a rain, or any other unique situation you can think of. There is a pet fee per dog and that will vary based on the vacation home. 

 

What If There Is An Emergency? If you're experiencing a medical emergency, call 911. For maintenance issues such as water leaking, please call us at Wishlist Property Management right away! ‪704-448-9484‬

 

Routine Maintenance? Re-word this: During your visit, routine maintenance may occur - primarily outdoor lawn and exterior upkeep. If we need to get into the house to replace/repair anything, we'll contact you proactively and knock on the door first before entering.
Landscaping is maintained once a week.

 

Pools & Spas? These are routinely maintained on a weekly basis and can include emptying, refilling, and chemical additions.

What services does your property management company offer? Our property management company offers a range of services, including rental property advertising and marketing, tenant screening and selection, rent collection and disbursement, property maintenance and repair coordination, and regular property inspections.

How do you determine the rental price for a property? We determine the rental price for a property by conducting a thorough market analysis to assess the demand for rental properties in the area, as well as the amenities and features of the property itself. We also take into account the owner's financial goals and desired return on investment.

How do you handle maintenance and repair issues at rental properties? Our property management team is equipped to handle a wide range of maintenance and repair issues at rental properties. We have a network of trusted vendors and contractors who are available to respond to urgent repair requests, and we also provide property inspections between tenants to identify and address any potential issues before they become major problems.

How do you screen potential tenants? We take tenant screening seriously and use a comprehensive process to ensure that we select responsible, reliable tenants for our clients' properties. This process includes verifying income and employment information, conducting credit and background checks, and verifying rental history and references.

What sets your property management company apart from others? Our property management team has years of experience in the industry and is dedicated to providing exceptional service to both property owners and tenants. We're looking to revitalize this "boring" section of the real estate system by being top-tier communicators. We'll provide our direct line of communication to us and our plumbers for emergencies.
